The first heavy rain for a while can be quite exciting until you realise that you have a leaking roof. There’s not a lot you can do about it in the pouring rain because getting up on to the roof is unlikely to reveal where the leak is and is also extremely dangerous in wet and slippery conditions. It’s quite likely to be dark anyway. Initially, all you can do is prevent immediate damage by moving valuable things away from the drip and putting a bucket under it to keep the floor dry. Then you need to call Jim’s to arrange for the roof leak to be fixed.
How can you tell if your roof is leaking?
You simply can’t leave a roof leaking. The damage to your ceiling will quickly worsen and make the necessary repairs even more expensive. Most of the time a leaking roof is obvious – water is coming into the house where it shouldn’t, but there are telltale signs of leaks that indicate that something will need to be done such as:
- Water stains on the ceiling – puddle shaped discolourations ringed with brown
- Outside walls are growing moss and algae
- You notice cracked or missing tiles on the roof
- Water is overflowing from your gutters
Your gutters and downpipes are designed to get water off your roof and away from your house as efficiently as possible. Unfortunately, they get blocked by leaves. Over time, downpipes will get clogged, and when that happens water fills the gutters completely and there are often places where the overflow will be back into the house rather than away from it. Jim’s Plumbing is experienced in clearing downpipes and stormwater drains. Even better, they can do it at any time. We are a 24/7 emergency plumbing business who can fix the problem promptly.
Why is the roof leaking?
Cracked tiles are often the cause of a leak and are easily replaced or repaired with roofing silicone. Another weak point is the flashing around chimneys, skylights and evaporative air conditioners. It deteriorates over time as does any silicone used to help seal it. Sometimes the roof valley (the V-shaped metal channels in the “folds” of the roof) develops a hole. Leaves accumulate there and keep it moist so that it corrodes. This can necessitate the replacement of the whole metal valley. Any part of your roof can get a hole in it. Finding it can be tricky.
